Inexpensive Home Improvements

Preparing a home for sale can be an overwhelming task but it does not have to be! Nor does it have to be expensive.

Best Improvement: Clean Up
Cost: Negligible
Give your home a top-to-bottom cleaning or, better yet, hire a pro to do a deep clean. Do it even before you hiring a real estate agent. If you don’t have a regular cleaner, hire one to keep the place tidy until your house is sold.
Good Improvement: Simple Repairs
Cost: Negligible
It is well worth the modest cost to fix broken outlets, tiles, light switches, door latches, folding doors and ceiling fans. Buyers view such flaws as signs of deeper problems–and may lower their bids accordingly
Good Improvement: Store Your Clutter
Cost: $100 a month
A 10-foot-by-10-foot locker at Public Storage or one of its competitors is likely to cost you less than your phone and cable bills. Move out unneeded dishes, linens, personal items and furniture. Try to empty closets. Your house will appear bigger and more valuable.
Good Improvement: Paint Exterior and Interior
Cost: $100 to $1,000
If the paint on the front of your house is peeling, scrape it and repaint. Indoors, cover up any blemishes and repaint any rooms in loud colors that may be off-putting to others.

Selling your home during the off- season? You may not be alone.

UntitledFall has proven to be an unusually strong season for home sales. According to the REALTORS® Association of Hamilton-Burlington (RAHB), there were 1258 property sales processed through the RAHB Multiple Listing Service®(MLS®) system in October.  This represents a 4.5 per cent increase in sales compared to October of last year. “Listings and sales are both well above average and are the highest they’ve been in October since the most recent recession.”

 According to RAHB, the number of houses are not only increasing, but the average days on the market have decreased. There were 1821 properties listed in October, an increase of 4.4 per cent over the same month last year.  End-of-month listing inventory was 9.5 per cent lower than last year at the same time.The average days on the market decreased from 42 to 41 days in the freehold market and decreased from 47 to 38 days in the condominium market when compared to the same month last year.

The birds are chirping, the sun is shining and you can see the toll winter took on your plants.  It’s that time of year! Your garden needs some TLC and the right landscaping can improve your curb appeal and maximize your resale value.

Creating curb appeal is making your home inviting from the outside, where first impressions begin. This doesn’t mean spending a great deal of money remodeling and renovating. Adding a new front verandah might add a lot of curb appeal, but so will a couple of wicker chairs and potted flowers by the front door.

Increasing your curb appeal can be as simple as adding containers of brightly coloured flowers. Another idea would be to add a low maintenance garden for blocks of colour and texture. Also consider a simple water fixture in the backyard to add ambiance. It’s always a good idea to improve your home’s outside appearance

Thinking of selling? The market is still on the rise!

“The real estate market in the Hamilton, Burlington and outlying areas continues to be a strong, stable market,” added Godsoe. “Residential sales are about seven per cent above the 10-year average for the month of November.”

(January 7, 2014 – Hamilton, Ontario)  The REALTORS® Association of Hamilton-Burlington (RAHB) reported 743 property sales were processed through the RAHB Multiple Listing Service® (MLS®) system in December.  This represents a 21.6 per cent increase in sales over December of last year.

There were 659 properties listed in December, a decrease of nine per cent over the same month last year.  End-of-month listing inventory was 11.4 per cent lower than last year at the same time.

The average sale price of $369,212 was 7.1 per cent higher than last December.

Seasonally adjusted* sales of residential properties were 11 per cent higher than the same month last year, with the average sale price up 9.5 per cent for the month.  Seasonally adjusted numbers of new listings were 8.9 per cent lower than the same month last year.

Mrs. Beige

I am SO allergic to colour! I get these grand ideas in my head of how to paint my home, and in the end I come of the store with a variation of beige. Some people call it “Burlington Beige”. I just call it boring. This time it is going to be different! (who am I kidding?) YES! I did it! I painted my kitchen a beautiful trendy bluey colour, mixed by my favourite colour person at Colour Land Paint and Decor http://colourland.benmoorepaints.com/sb.cn Peter matched up the most beautiful Graymondi colour – it’s called Sorcerer, and also a complimentary colour for my accent wall. I LOVE my new kitchen!!

Interest Rates on the Rise

Between 1978 and 1982, interest rates increased from a low of 10.31% in August of 1978 to a high of 21.46% in September of 1981.
With that we saw the birth of CMHC.
We worry that interest rates are on the rise, but historically – they are still quite low.

DEclutter You Life!

Lately, I have been decluttering many of my clients’ homes to make them ‘market ready’. This can be a stressful task if don’t plan ahead. I just helped a client declutter their home and it was quite a successful and productive experience. We packed up most of their belongings, which they would not need between now and moving day (winter coats, crafts, sewing materials, the bulk of the kids’ toys, winter clothing, extra kitchen items which they don’t use every day, books, magazines….the list goes on). The final result was amazing!! Their home looks spacious and clean. The best part of this is….half of their home is packed, stored, and ready to move to their new home.
